The TEN BLOCK VILLAGE PLAN

Welcome to the TEN BLOCK VILLAGE PLAN web site. This site is intended for municipal planners, private developers and anyone interested in an alternative to the typical suburban subdivision.

Many people looking for a new neighborhood to live in would probably want many features common to VILLAGES of the early 20th century: CONVENIENT LAYOUT OF STREETS , feelings of SAFETY and SECURITY, and a variety of AMENITIES within walking distance.  

 Furthermore, some people may be looking for a neighborhood with a "sense of community".  The TEN BLOCK VILLAGE PLAN takes each of these key elements into account.

First, I have one caveat. While the TEN BLOCK VILLAGE PLAN is designed for planners who have large parcels of undeveloped land to work with, many of the plan's ideas can be adapted for use with much smaller projects. It could easily be renamed the SIX BLOCK VILLAGE PLAN or the EIGHT BLOCK VILLAGE PLAN.

The author of this web site is John Cramer.  He was formerly employed by Lake Panorama Association near Panora, Iowa.  

Lake Panorama is a 6,000 acre private development started in the 1960's with the creation of a 1,400 acre lake.  It now has over 900 homes plus a variety of businesses.
